Homeowner's Association

The dues for the Homeowner's Association are $300 per year. These pay for common area maintenance and insurance around the Johnson Place pond.

Electric

Johnson Place is served by Town of Benson Public Works. Rates are available on the town's website. Lot owners do not pay for electric until they have a meter installed.

Street Lighting

The installation and electricity of the street lights is provided by the Town of Benson and is not amortized over the homeowner's utility bill.

Sewer & Water

Both sewer and water utilities are provided by the Town of Benson. Homeowners are billed based on rates found on the Town of Benson website. The sewer tap fee is $400, and the water tap fee is $400. These fees are further explained on the website.

Phone & Cable

The phone company is Embarq, and the cable company is Charter Communications. Both are on site at Johnson Place - Phase II.

Property Tax

Property taxes are based on $1.31 per $100 assessed value. Property taxes on a vacant lot would be approximately $314 per year.
